The Paris Apartments are just a short distance to many public schools, the Sunrise Marketplace, restaurants, parks, public transportation and family entertainment! What’s more, you will be just a short 15-minute drive to downtown Sacramento and CSUS, and only 10 minutes away from Sierra College and Roseville. And if you run out of milk, or need to fill a prescription, Walgreens is right across the street!

Although there are many things to see and do in our neighborhood, our many long-term residents spend their time enjoying the large-floor plan with over 900-square feet of living space, which is designed to maximize your comfort and well-being.

Some of those comforts include abundant linen cabinets, large walk-in closets, and a huge 280 square-foot outdoor patio that comes equipped with an enormous storage shed that gives you plenty of room to expand. And of course, every apartment is cable ready, air-conditioned and gas heated.

APPLICANT QUALIFICATIONS

Thank you for choosing The Paris Apartments as your potential new home. We are pleased that you have chosen to reside in our community and the following resident selection criteria is being provided to identify the evaluation process through which your application will be processed. 

It is the policy of the Paris Apartments to comply with all applicable federal, state, and local fair-housing laws and not to discriminate against any person based on race, color, national origin, religion, familial status, handicap, disability, sex, sexual orientation, gender identity, marital status, source of income, age, military status, or any other basis prohibited by law. 

The acceptance and processing of the rental application and its application fee does not constitute a guarantee of acceptance for housing. All applicants must meet the itemized criteria list below to be considered for residency. All documentation requested during the application process must be submitted immediately. Failure to supply information or documentation within forty-eight (48) hours of the request may result in an application being rejected. Please remember also: all information must be complete and accurate. Applications that are incomplete, misleading, untrue, falsified, or unverifiable will be denied.

OCCUPANCY. All persons 18 or older must: A) complete an application, and B) sign the lease – unless approved as a “Permitted Adult Occupant”. Unfavorable information for any individual applicant may result in denial of all applications for that group.

PERMITTED ADULT OCCUPANT. We generally require that all persons 18 or older residing in an apartment meet our rental criteria and be a lease signer on the lease. However, we recognize that in some situations, it may be appropriate to approve an adult as a permitted occupant only. Consequently, adult permitted occupants will be approved in the following situations, provided those applicants for occupancy meet our criteria for rental history (if not a first-time renter) and criminal history. The leaseholder(s) will be responsible for ensuring that the Adult Dependent complies with all community rules and requirements in the lease documents:

  • A spouse who does not work outside the home, provided the working spouse’ income satisfies the income requirements specified in this criteria.
  • A member of resident’s household who is over the age of 65 and does not have a regular source of income such as pension or Social Security benefits.
  • A member of the resident’s household who is unable to work due to a total and permanent disability.
  • An adult child who is a member of the resident’s household and is unable to work due to a developmental or other disability.
  • A live-in aide, who is permitted by way of a reasonable accommodation request, due to disability. Live-in aid is required to pass a criminal background check (rental and employment verifications are not necessary).
  • An adult child between the ages of 18 and 26 who is a full-time student at a high school, college, university, junior college, technical school or other institution of higher learning

ROOMMATES. Roommates are defined as any two (2) or more applicants occupying the same apartment who do not share joint credit. Income qualifications for roommates are as follows: A) Roommates must qualify for income jointly at a minimum of four (4x) times the market rent of the apartment. B) Each roommate must qualify individually in all other areas. C) Each roommate is fully responsible for the entire rental payment, and each must execute the Lease Agreement and its supporting documents

OCCUPANCY STANDARD. To prevent overcrowding and undue stress on plumbing and other building systems, we restrict the number of people who may reside in an apartment. In determining these restrictions, we adhere to all applicable Fair Housing laws. We allow two (2)  persons per bedroom.

RENT. It shall be the duty of the Resident(s) to make certain that rent is to be paid by the (1st) first day of each calendar month. Any rent received after 5:00pm on the (3rd) third of the month will be subject to a late fee of seventy-five dollars ($75).

LEASE TERM.  Standard lease term is twelve (12) months. No lease will be permitted to expire in November, December or January.

IDENTIFICATION REQUIREMENTS. Each applicant must show, and provide copies of a valid government issued identification card (i.e., passport, drivers license, military ID) and a valid social-security card, or birth certificate. Please note: we do not accept work, or school ID cards as identification verification.

APPLICATION PROCESS. We evaluate every apartment application in the following manner:

    • Applicant submits an electronic rental application (see below), answering all questions on the application form, and authorizes the employment history, rental history, and credit and criminal background checks via signature and date.
    • Applicant pays the non-refundable fifty-dollar ($50) application fee. We cannot accept a personal check for this fee.
    • From applicants’ responses to the application questions, management will determine whether the applicants qualify for the requested apartment.
    • Management will check each applicant’s credit report, criminal background, employment history and rental references to confirm that all meet our rental criteria. If the applicant(s) meet our criteria, we will approve the application.
    • Once approved, Applicant must provide proof of renter’s insurance, which includes a minimum one-hundred-thousand dollar ($100,000) legal liability for damage to the landlord’s property, with Owner named as “Additional Insured.” Applicant may purchase required insurance from an insurance agent of their choice. Documentation of such (copy) must be provided to the landlord or Property manager on or before lease start date. Proof of  renewal must be provided annually.

RENTAL CRITERIA. To qualify for an apartment, every applicant must meet the following criteria:

INCOME. The gross (before tax) combined household income must be three times (3x) the rent per month. Third party verification of income is required and must be legal and verifiable. This may include but is not limited to pay check stubs.

    • Personal checks from employers will not be considered.
    • Unverifiable income will not be considered.
    • Child support / alimony will be considered if court ordered.
    • Only Seniors over sixty-five (65) are allowed a co-signer.
    • Income for co-signers must be six times (6x) the current market rent and co-signor must have an excellent FICO credit score.
    • Housing Assistance participants must have verifiable income of three times (3x) the rent not covered by your voucher.

WORK HISTORY. Applicants must be able to prove at least two (2) years or more of continuous employment immediately preceding the date of the application. If applicant is self-employed, applicant must provide the most recent income tax return, the three (3) most recent months of bank statements and his or her business license.

RENTAL HISTORY. Applicants must have at least two (2) years of current, positive rental history. The rental history must be verifiable with current and former landlords. Living with family does not constitute rental history.

    • First-time applicants are eligible, but will require a higher security deposit of two times (2x) the rent.
    • Positive rental history includes paying the same or similar rent as you are applying for.
    • If applicant has ever been evicted, or sued for any lease violation, the application will be rejected.
    • We do not accept applicants owing other Landlords and/or apartment communities’ money.
    • Three (3) or more violation notices issued in a one-year (1) period from a prior or former landlord (i.e., chronic late payments, NSF, noise/disturbance, damage beyond normal wear and tear, unauthorized pets or occupants) will result in the rejection of your application. We check all references!
    • Collections, charge offs, judgements, open bankruptcy exceeding one-hundred-dollars ($100) (excluding student loans and medical debts) in the last three (3) years, will result in the rejection of your application.
    • Debts to Utility Companies (water, gas and electric) will result in the rejection of your application

CRIMINAL HISTORY. Should an applicant’s criminal history report reveal any sexual assault/battery or any felony conviction(s) that involve crimes of a violent nature against humanity, applicant will be rejected. In addition, if the applicant has been convicted and/or is a known sex offender, applicant will automatically be rejected. Further, any drug related felony conviction(s) may result in applicant being declined.

In addition, weapons charges, child endangerment, chronic disturbing of the peace, or any other criminal history that could be considered a danger or detriment to the safety and/or quiet enjoyment of our apartment community will not be allowed.

CREDIT HISTORY. Every applicant’s credit record must currently be six-hundred-twenty (620) or better. Applicant will be asked to pay a higher security deposit for lower credit scores.

SMOKING POLICY. Smoking is strictly prohibited inside and about the Paris Apartments.

WATER FURNITURE. Water beds or any type of water furniture is strictly prohibited. This includes fish tanks over ten (10) gallons.

VEHICLE. Two (2) vehicles allowed per apartment. Vehicles must be operational and have current registration. Boats, recreational vehicles or trailers are not allowed at any time. Parking is not guaranteed.

KEYS. We’ll furnish keys only after:

    • All parties have signed the Lease Contract and other rental documents/addenda.
    • All applicable rents and security deposits have been paid in full.
    • Proof of renters insurance has been received on or before the start of the lease date.
    • All utilities (Gas & Electric) have been transferred and account numbers furnished on or before the start of the lease date.

SUBLETTING. Subletting is not permitted.

CONFIDENTIALITY. We maintain a strict policy of confidentiality and privacy for our applicants and residents. We do not discuss information on applications with anyone other than the applicant. In addition, we do not discuss individual credit reports with an applicant. If you would like to discuss or dispute anything in your credit report, you will need to contact the consumer-reporting agency that made the report. We will provide you the name and address of that consumer-reporting agency.

All applications are processed as quickly as possible once all required information has been provided. This process can take up to three (3) business days. Once you have been notified of your approval you have two (2) business days to come to our office and sign your lease before we assign it to the next qualified applicant.

File Attachments


In order to approve your application, the Paris Apartment Properties will need the documents listed below. You may attach them in PDF, Word, or JPG format.

1. A copy of the two (2) most recent tax returns.
2. Four (4) most recent pay stubs, pension letter, or social security award letter.
3. Tenant Rent Ledger from your management company (last 12 months) or if you live in a private house, (last 12 months) of cancelled rent checks.
4. Government Issued ID, two forms (2) i.e., Driver’s License, Social Security Card, Passport, Military ID, Birth Certificate or DMV ID Card. Please note: we do not accept work, or school ID cards as identification verification.
5. If self-employed, a verified letter from your accountant and a copy of your Schedule C can be attached.
6. Additional Documents: Include anything else you might find helpful like banks statements, or letters verifying employment or salary.
